House Rules & Cancellation Policy

Please review before requesting your dates — you'll confirm you've read both below.

House Rules
  • Check-in after 3:00 PM, check-out by 11:00 AM.
  • Maximum occupancy: 8 adults, per City of San Antonio guidelines (2 adults per sleeping area). We're happy to accommodate children in addition — just let us know how many, and their ages, when you request your dates.
  • No smoking or vaping anywhere on the property.
  • No pets — this is a pet-free home.
  • No parties or special events, ever.
  • No deep frying in the unit.
  • Please leave furniture that isn't on wheels where it is.
  • No glitter, please — it never fully comes out.
  • Noise: keep noise levels considerate at all times, not just during quiet hours — we're part of a community association, and complaints or police involvement may be grounds for cancellation with no refund. Quiet hours are 11:00 PM–8:00 AM weekdays and 11:00 PM–11:00 AM weekends.
  • Please stay reachable by phone, email, or text after booking — that's how we'll confirm details and reach you if needed.
  • Only guests included on your reservation may stay overnight or visit — no exceptions without prior approval. Let us know right away if your plans change.
  • Children must be supervised by responsible adults at all times, with extra caution near the stairs. Baby gates and moving furniture are not permitted.
  • The garage door must stay closed except when entering or exiting.
  • The wall-bed (Murphy bed) in the ground-floor bedroom is adult use only — kids should never play on or around it.
  • Exterior security cameras monitor entrances only — no cameras inside the home.
  • Mod sofa cushions: use the provided mattress cover/sheets if slept on, for hygienic purposes, and leave cushions out of the closet at checkout if used.
  • Please follow the trash & recycling guide provided in the home.
Fees for rule violations

Smoking or vaping: $500 fine + professional smoke removal

Pets: $500 fine + extra cleaning

Parties or special events: $500 fine + damages

Deep frying: $300 fine

Moving furniture: $300 fine + damages

Glitter: $300 fine

Cancellation Policy

Cancellations 14+ days before check-in: full refund.

Cancellations 7–13 days before check-in: 50% refund.

Cancellations within 7 days of check-in, no-shows, and early departures: no refund.

The $1,000 refundable damage deposit is not collected through this site and is returned after checkout, separate from the cancellation terms above, assuming no damage.

Yes. Posh103 is the same private three-story home in San Antonio's Tobin Hill neighborhood, run by the same hosts, Erica and Luke. This is our own direct booking site: you request your dates here, we confirm by email, and you deal with us directly.

Why book directly instead of through a booking platform?

Booking here means you won't pay a booking-platform service fee, and you're talking with the hosts directly from your first message. Your total is the nightly rate, our cleaning fee, and the required San Antonio and Texas occupancy taxes, shown in the estimate before you send a request.

How many people does Posh103 sleep?

Up to 8 adults, per City of San Antonio guidelines. There are three bedrooms, each with a king bed, private bath, and closet, plus 3.5 bathrooms total. Children are welcome in addition to the adult limit; tell us how many and their ages when you request your dates.

Posh103 is in San Antonio's Tobin Hill neighborhood (ZIP 78212), just north of downtown. We share the exact address once your stay is confirmed. The Pearl District, the Riverwalk, and the San Antonio Museum of Art are all walkable.

Is there parking and EV charging?

Yes. Posh103 has a private garage with free Level 2 EV charging for approved vehicles.

Is it good for families with kids?

Yes. A Pack & Play, high chair, and toys are available on request, and the modular couch cushions double as play pieces and soft sleeping pallets for little ones. Children must be supervised at all times, especially near the stairs.

Can I work remotely from Posh103?

Yes. The ground-floor wall-bed room converts into a home office with a built-in desk, and smart TVs support guest mode for your own streaming accounts.

Are pets, smoking, or parties allowed?

No. Posh103 is a pet-free, smoke-free, vape-free home, and parties or special events are never allowed. The home is also fragrance-free, so sensitive guests can breathe easy.

What are check-in and check-out times?

Check-in is after 3:00 PM and check-out is by 11:00 AM. Entry is keyless, using a door code.

How do payment and the deposit work?

Nothing is charged when you send a request. Once we confirm your dates, we send secure payment instructions by email; Zelle and card are both accepted. A $1,000 refundable damage deposit is returned after checkout, assuming no damage.
